Where the Victorian District actually is

The Victorian District is Savannah’s first suburb, developed in the late 1800s on what was once a parade ground. It sits directly south of the Historic District, bordered by Gwinnett Street to the north, Anderson Street to the south, East Broad Street to the east, and Martin Luther King Jr. Boulevard to the west. The 50-block neighborhood wraps the southern half of Forsyth Park.

The city splits the Victorian District into three sub-neighborhoods — Victorian District West (Whitaker Street side, considered the most architecturally intact), Victorian District East (East Broad side, more mixed-use), and Dixon Park (a tighter cluster on the south end). For most travelers, the distinction that matters is east vs west of Bull Street: Whitaker, Drayton, and Bull Street west are the postcard streets; East Broad and the eastern blocks are quieter and typically less expensive per square foot.

The signature streets here are tree-canopied, wider than the Historic District’s grid, and lined with two- and three-story Victorians — turrets, bay windows, gingerbread trim, deep porches, the kind of houses people go on architecture tours to see. Forsyth Park itself is the Victorian District’s living room. The Saturday morning Forsyth Farmers’ Market, the iconic white fountain, the renovated café, the playgrounds, and 30 acres of shaded lawn are all here.

From a Victorian District rental, Madison Square is a 5 minute walk north, River Street is 15 to 20 minutes north on foot, and Starland Yard is 10 to 15 minutes south. That central position is exactly why people pick this neighborhood.

Picking the right block within the Victorian District

The Victorian District is bigger than most travelers realize — 50 blocks. The right block depends on what you came to Savannah for. Four honest tradeoffs:

If you want Forsyth Park out your front door

Stay between Park Avenue and Hall Street, ideally on Whitaker, Drayton, Bull, or Abercorn. From any of these blocks, the fountain is a 5-minute walk and the Saturday farmers’ market is half a block away. Trade-off: these are the highest nightly rates in the Victorian District because the Forsyth-facing premium is real.

If you want maximum architectural character at a lower rate

Look one or two blocks west of Whitaker, particularly on Tattnall Street or Barnard Street between Park and Anderson. You get the same restored Victorian housing stock, less tourist foot traffic, and rates 15 to 25% lower than Forsyth-facing properties.

If you want quiet, residential, and a pure walking trip

The eastern Victorian District — Drayton, Lincoln, Habersham — runs quieter. Fewer restaurants on the immediate block, but a 5 to 10 minute walk to either Forsyth or the dining cluster on East Broad. Good for couples, writers, and travelers who don’t want bar noise.

If you want to bridge Historic and Starland on foot

Stay on or near Bull Street between Park and Anderson. Bull Street is the spine that connects Madison Square (Historic) through Forsyth Park to Starland Yard. Properties here put you 15 minutes from the river and 15 minutes from food trucks, both on foot, both shaded.

Honest note on the western edges

The western fringe of the Victorian District — toward MLK Jr. Boulevard and the streets immediately east of it — is more transitional and has not finished gentrifying. Sid Was Here only manages properties in blocks where we’d tell our own friends to stay. We’ll tell you which blocks fall outside that line if you ask.

Permits, parking, and the rules nobody warns you about

The Victorian District is inside Savannah’s STR overlay zone, which means permitted vacation rentals operate here legally. The city limits the number of STVR permits per ward — same system as the Historic District and Starland. New permits are not freely issued; one usually has to expire before another can be granted.

Every Sid Was Here property in the Victorian District holds a current Short-Term Vacation Rental permit. The permit number is posted inside the property and on file with the City of Savannah. We do not list rentals we cannot operate legally.

Parking: Most Victorian District streets have free on-street parking, and it’s noticeably easier here than in the Historic District. Some properties — particularly on Whitaker, Drayton, and Bull near Forsyth — include dedicated off-street pads or driveways. We list parking specifics on every listing. Watch for posted street-cleaning days (each block has its own schedule on a small sign — easy to miss, expensive to ignore).

Forsyth Farmers’ Market parking: On Saturday mornings, the south end of Forsyth Park around Park Avenue and Bull Street fills up between 8am and 1pm. If your rental is in this immediate cluster, plan to leave the car parked or expect to walk further than usual on Saturdays.

Quiet hours: Most Victorian District blocks observe 10pm quiet hours and they’re enforced — this is residential housing, not a commercial corridor. The neighbors are typically owner-occupants or long-term tenants, and they will call the city’s noise line if a rental is loud. We tell guests this upfront. Bachelorette parties, bachelor parties, and large groups planning a loud weekend are usually a better fit for the Historic District north of Liberty Street.

Occupancy: Maximum occupancy is enforced under Savannah’s STVR ordinance. We list the legal maximum on every property and we don’t negotiate. Exceeding it puts the permit at risk, and we like keeping our permits.

Frequently asked questions

The Historic District is the original 1733 city grid with 22 squares, the riverfront, and most of Savannah’s traditional tourist attractions. The Victorian District is Savannah’s first suburb, developed in the late 1800s, sitting directly south of the Historic District and wrapping the south end of Forsyth Park. The Victorian District is quieter, more residential, and architecturally distinct — 50 blocks of restored Victorian homes versus the Historic District’s mix of Federal, Italianate, and Greek Revival. Per square foot, Victorian District rentals typically run 15 to 25% less than equivalent Historic District properties.
The Victorian District is residential — a 50-block neighborhood of restored Victorian homes wrapping Forsyth Park, with a handful of restaurants and cafés mixed in. Starland is a creative-arts pocket with the city’s densest concentration of independent food, drink, and galleries packed onto the Bull Street corridor between Anderson and Victory Drive. They’re adjacent — Starland sits directly south of the Victorian District — and many travelers walk between them in 10 to 15 minutes.
Yes, for travelers who prioritize a quieter base, architectural character, and proximity to Forsyth Park over walking distance to River Street. First-time visitors who want maximum walking access to River Street, City Market, and the major squares are usually better off in the Historic District north of Liberty Street. Forsyth-area Victorian District rentals work well for couples, families, architecture-interested travelers, and anyone planning to spend mornings in the park.
Most Victorian District rentals are within a 5 to 10 minute walk of Forsyth Park. Properties on Park Avenue, Hall Street, Whitaker, Drayton, Bull, or Abercorn between Park Avenue and Hall Street are typically half a block to two blocks from the park. Direct Forsyth-facing properties exist but are limited and command a price premium.
Saturdays, 9am to 1pm, year-round, at the south end of Forsyth Park at Bull Street and Park Avenue. It’s free, family-friendly, runs rain or shine except in extreme weather, and is one of the best urban farmers’ markets in the Southeast. If a Saturday morning of farm produce, prepared food, and live music with a Victorian backdrop sounds like a good time, yes — plan a stay around it.
Yes — 15 to 20 minutes north on Bull Street through Madison, Chippewa, and Wright Squares. It’s a beautiful walk during the day. Most guests walk one direction and Uber back at night ($6–10).
Some properties are pet-friendly, others are not. Filter for pet-friendly when browsing inventory, or contact us and we’ll send the current pet-friendly Victorian District properties with pet fee details. The Victorian District is one of the most walkable neighborhoods in Savannah for guests traveling with dogs — Forsyth Park has unfenced lawns, the side streets are quieter than the Historic District, and many of our properties have small yards or porches.
Different trips. Hotel Bardo (formerly Mansion on Forsyth Park) is a luxury hotel with restaurant, spa, pool, and full service — ideal for short stays where you want the resort experience. A Victorian District vacation rental is better for stays of 3+ nights where you want a kitchen, separate bedrooms for groups or families, lower per-night cost relative to the hotel’s nightly rate, and a more residential experience of the neighborhood. Both put you on Forsyth Park.

Why book a Victorian District rental through Sid Was Here

Local broker, local team

The Victorian District is residential — your neighbors are owner-occupants. That changes how a rental needs to operate. Loud weekends turn into permit complaints, and permit complaints turn into shut-down properties. Our team is on the ground here daily, we manage check-ins and noise issues in real time, and our founder Julie Gates is a Savannah-based RE/MAX broker who owns rentals here.

Permit-compliant inventory only

Every Victorian District property we list holds a current STVR permit. We don’t book guests into rentals that could be shut down. If you’ve ever arrived at an Airbnb to find a code-enforcement notice on the door, you know why this matters.

Calibrated to the neighborhood

Victorian District guests want quieter stays, architecture, and walking access to Forsyth Park — not booze cruises. We screen for fit. Our property descriptions say what the rental is good for and what it isn’t. That’s how a 2,292+ Airbnb review base gets built without padding the average.

Own a Victorian District property?

The Victorian District is one of Savannah’s strongest rental markets — high architectural appeal, walking distance to both Forsyth Park and Bull Street, lower acquisition costs per square foot than the Historic District, and a guest profile that tends to leave the property the way they found it. If you own a permitted Victorian District property, we should talk. We’ll project realistic numbers for your specific address before you sign anything. Get a management proposal →
