Richmond Hill is where the Hyundai Metaplant, Fort Stewart, and Savannah’s southern commute zone all converge. Sid Was Here is operated by Julie Gates, a licensed RE/MAX broker with her office in Richmond Hill, and we manage rentals across Buckhead, Waterways, Sterling Links, Brigham Lakes, Heartwood, and the Ford Avenue corridor — with the local context that out-of-market managers don’t have.
RE/MAX Coastal Empire broker — Richmond Hill office · 100+ properties managed · Licensed Georgia real estate brokerage · Furnished and unfurnished options · 30-day minimums available
Richmond Hill sits in Bryan County, Georgia, 18 miles south of downtown Savannah, off I-95 at exits 87 and 90. The drive to downtown Savannah is 25–30 minutes off-peak. The drive to Hunter Army Airfield is 25–30 minutes via I-95 and DeRenne. The drive to Fort Stewart is 25–35 minutes south on I-95 and GA-144.
The piece that has changed everything is 12 miles to the north: the Hyundai Motor Group Metaplant America in Ellabell. The plant opened in 2024 and is staffing toward a multi-thousand-employee operation, with battery-supplier facilities and Tier 1 contractors building out around it. Richmond Hill is the closest established town with full housing inventory, schools, and infrastructure to absorb that demand. Local realtors call it the Hyundai Effect — and rents and home prices have moved accordingly.
For the renters this page is built for, the practical commute math is:
Richmond Hill is car-dependent. There is no public transit to speak of. Plan for two vehicles per household.
Richmond Hill grew up around US-17 (Ford Avenue) and Highway 144, with the city itself anchored by a small but real downtown along Ford Avenue. Most of Richmond Hill is suburban-residential, which means a car is required. There are pockets of walkability — mostly inside master-planned communities and along Ford Avenue downtown — and the riverfront and marshfront access is genuinely strong for an inland-feeling town.
Richmond Hill is a patchwork of master-planned communities, golf-course neighborhoods, riverfront pockets, and older Bryan County subdivisions — and they are not interchangeable. Sid Was Here only manages rentals in communities we’d live in ourselves, and we are direct with renters about which ones fit which kind of life. Here is the honest breakdown.
Where: Between the Ogeechee and Tivoli Rivers, minutes from downtown Richmond Hill.
Vibe: The largest and most family-driven master-planned area in Richmond Hill. Sidewalks, pools, tennis courts, basketball courts, baseball/athletic fields, playgrounds, community room. Multiple sub-communities under the Buckhead umbrella, each with their own HOA and amenity package.
Best for: Families with school-age kids, military families needing strong amenities at a moderate price point, Hyundai relocations who want established infrastructure on day one.
What’s hard: HOA-governed (rules around exterior, parking, paint colors). Some sub-sections are aging — Sid Was Here is specific about which streets we manage and why. The pool-and-playground summer crowd is real on weekends.
Where: Off Highway 17, premier golf community.
Vibe: 18-hole Sterling Links golf course, community pool, nature and birding trails. On-site Publix shopping center accessible by golf cart from most of the community. Family-driven but with a country-club feel.
Best for: Golf households, executive relocations, retirees who want amenities without Ford Plantation pricing.
What’s hard: Higher HOA dues than Buckhead. Some sections have older homes that show their age in inspections — get a thorough walk-through before signing.
Where: Just outside the Richmond Hill city limits.
Vibe: Covenant-protected, fishing lagoons, old-style streetlights, sidewalks, pool, pavilion with bathhouse, children’s playground, soccer field, gazebo. One of Richmond Hill’s most polished master-planned communities.
Best for: Families, professionals who want a polished newer-build neighborhood, Hyundai senior staff who don’t want gate-to-gate Ford Plantation pricing.
What’s hard: Smaller inventory than Buckhead, so harder to find the right property at the right time. Higher rents than the older Richmond Hill stock.
Where: Off Highway 144, near the marsh and Ogeechee.
Vibe: Live oak-lined streets, river and marsh views, miles of nature and biking trails, open spaces. Marsh Harbour adds deepwater access and a community pool.
Best for: Boaters, retirees, professionals working from home who want a calmer setting and water views, anyone who values the natural setting over amenity-density.
What’s hard: Further from downtown Richmond Hill amenities — you will drive more for groceries and dining. No-see-ums and mosquitoes are real near the marsh in summer.
Where: New master-planned community, central Richmond Hill, built specifically to capture Hyundai-driven demand.
Vibe: New construction, modern floor plans, full amenity package as it builds out. Direct response to the Hyundai Effect.
Best for: Hyundai supply-chain relocations, anyone who wants brand-new construction with builder warranties, military families who want move-in-ready quality.
What’s hard: Active construction phases mean some streets are still being finished. New-construction pricing is at the top of the Richmond Hill market. Inventory cycles unevenly as the builder releases sections.
Where: Premier private community, equestrian center, deep-water marina, golf, spa, dining.
Vibe: Coastal Georgia’s most exclusive private community. Private club dues, one-time membership buy-in. Estate homes and cottages, custom architecture.
Best for: Buyers and high-end MTR guests, executive relocations at the C-suite level, renters who specifically value the private-club lifestyle.
What’s hard: Membership requirements and dues are non-trivial. Furnished MTR availability is rare and time-sensitive — when a Ford Plantation furnished rental opens, it goes fast. Sid Was Here can flag inventory but cannot guarantee availability.
Richmond Hill is the most active rental market in coastal Georgia in 2025–2026, and it’s where most relocation surprises are happening right now. If you are moving here for Hyundai, Fort Stewart, Hunter Army Airfield, or any of the supplier-network and contractor roles building out around the plant, this is the practical context that matters.
The Hyundai Motor Group Metaplant America (HMGMA) opened in 2024 and is staffing toward a multi-thousand-person operation. Battery suppliers, Tier 1 contractors, logistics firms, and engineering consultancies are all building presences within commuting distance. The result for Richmond Hill renters is straightforward and not great if you’re new to the search:
If you are coming in for a Hyundai-related role, talk to us before you search Zillow. We can usually shorten your timeline materially.
Richmond Hill is in Bryan County Schools — a separate, generally stronger-performing district than neighboring Chatham County. The schools that matter most for Richmond Hill families:
Verify school zoning at the address level before signing a lease. Bryan County zoning lines are firm. Sid Was Here flags zoning on every Richmond Hill lease tour.
Richmond Hill has been a popular off-base choice for military families for decades. The community of Richmond Place is explicitly built around its proximity to Fort Stewart and Hunter Army Airfield, with active community calendars, holiday parades, and pot-luck dinners. Sid Was Here works with PCS-cycle families May through August and December through January every year, supports BAH-aware lease negotiations, and can navigate orders-based termination clauses on military leases.
Bryan County (which contains Richmond Hill) has its own STR ordinance, distinct from the City of Savannah’s STVR overlay and the City of Tybee Island’s permit system. The defining constraints:
Translation: Richmond Hill is not a viable full-time STR investment market the way Savannah’s STR overlay or Tybee’s residential STR zones are. If you are buying a Richmond Hill property as a pure short-term rental investment, the math does not pencil out under current rules. Sid Was Here is direct with prospective owner-investors about this. The strategy in Richmond Hill is LTR for cash flow and equity, MTR for premium yield on shorter timelines, and primary-residence-with-180-day-STR if you actually live there. We will tell you that before you close, not after.
Local press has covered the gap between Richmond Hill’s infrastructure planning and its actual growth pace — Hyundai-driven demand has outrun some of the city’s planning timelines. Expect more construction, more traffic, and more change than a town this size would normally have. If you are coming from a stable mid-sized town, the energy here is busier than the population numbers suggest.
