Furnished 30+ Day Rentals Across Coastal Georgia — From the Co-Author of 30-Day Stay

Sid Was Here manages furnished medium-term rentals across Savannah, Pooler, Richmond Hill, and Tybee Island for Hyundai supplier teams, Gulfstream relocations, traveling medical professionals, military PCS families, insurance-displacement guests, and corporate consultants. Operated by Julie Gates, co-author of BiggerPockets Publishing’s 30-Day Stay: A Real Estate Investor’s Guide to Mastering the Medium-Term Rental.

Co-author of BiggerPockets Publishing’s 30-Day Stay (2022) · 100+ properties managed · Direct corporate billing accepted · 30-day minimum, 12-month maximum · Licensed Georgia real estate brokerage

What a Medium-Term Rental Actually Is (and What It Isn’t)

A medium-term rental is a furnished residential property leased for stays of 30 days or longer, typically up to 12 months. It sits between the short-term vacation rental market (Airbnb, VRBO, nightly stays) and the traditional long-term rental market (12+ month unfurnished leases).

The defining characteristics are practical:

  • Furnished and ready to live in. Beds, linens, kitchen, internet, utilities, often weekly housekeeping. The renter shows up with a suitcase.
  • 30-day minimum. This threshold matters legally — most short-term rental ordinances (Savannah’s STVR, Tybee Island’s, Bryan County’s) treat 30+ day stays as outside their regulatory scope.
  • Lease-based, not nightly-rate-based. Pricing is monthly. Stays are signed via a lease addendum, not a hotel-style booking.
  • Different audience. Travelers, vacationers, and weekend groups don’t book MTR. Relocating professionals, traveling medical staff, military PCS families, insurance-displacement residents, contract consultants, and digital nomads do.

What a medium-term rental is not: a longer Airbnb stay. The operating model, marketing channels, lease structure, screening process, and regulatory treatment are all different from short-term vacation rentals. Julie Gates literally co-wrote the book on this distinction.

The book breaks down underwriting, furnishing, marketing, and operating 30+ day stays as a distinct rental strategy. Julie’s chapters draw on the systems Sid Was Here uses to manage furnished inventory across coastal Georgia.

Who Books Sid Was Here for 30+ Day Stays

Hyundai Supplier Teams

Engineering consultants, Tier 1 supplier project managers, and ramp-up specialists supporting the Hyundai Motor Group Metaplant America in Bryan County. Typical stays: 60–180 days. Most book Richmond Hill or Pooler furnished inventory based on commute math. Direct corporate billing supported.

Gulfstream Relocations

New-hire engineers and inbound transfers to Gulfstream’s main Pooler campus. Typical first-90-days stays before a long-term housing decision. Most book Pooler Parkway corridor or Godley Station furnished apartments.

Traveling Nurses & Travel Therapy

13-week contracts at Memorial Health, St. Joseph’s/Candler, and the Hunter Army Medical Center, often extended to 26 weeks. Sid Was Here understands the contract cycle, the early-cancellation clause, and how to structure a lease that works for both sides. We are listed on Furnished Finder and direct hospital housing channels.

Fort Stewart & Hunter AAF PCS

Permanent Change of Station families needing a furnished bridge between sale of their previous home and purchase of their next one. Typical stay: 60–120 days. Sid Was Here supports orders-based termination clauses and BAH-aware lease pricing.

Insurance-Paid Stays

Homeowners displaced by fire, water, hurricane damage, or major renovation. Stays funded through insurance carrier ALE (Additional Living Expense) coverage. Typical length 60–180 days. We work directly with carriers and adjusters on direct-bill arrangements.

Corporate Consultants

Big Four audit teams during port and logistics audits, IT consultants on contract with the City of Savannah and Chatham County, executive contractors. Typical stay: 30–120 days. Direct corporate billing supported, expense-receipt documentation provided.

Where Sid Was Here Manages Furnished 30+ Day Inventory

Furnished MTR inventory turns over fast and unevenly. We don’t publish a static list — we maintain a live operational picture across coastal Georgia and match inquiries to whatever fits the timeline, budget, and audience. Below is the geographic footprint, with the typical fit for each market.

Pooler Furnished Rentals

Strongest fit for Gulfstream new-hires and short-term Hyundai supplier visitors. Pooler Parkway corridor apartments and Godley Station/Savannah Quarters single-family homes. 5–10 minutes to the airport.

See Pooler →

Richmond Hill Furnished Rentals

The Hyundai-Effect epicenter. Strong fit for Hyundai supplier teams on 60–180 day assignments and military PCS families bridging from Fort Stewart and Hunter AAF. Inventory across Buckhead, Sterling Links, Brigham Lakes, and Heartwood.

See Richmond Hill →

Savannah Furnished Rentals

Strongest fit for traveling medical professionals at Memorial Health and St. Joseph’s/Candler, insurance-displacement guests, and corporate consultants needing downtown access without paying Historic District nightly rates.

See Ardsley Park →

Downtown Savannah Furnished

Limited but premium MTR inventory in our STR overlay neighborhoods, generally booked off-season (January–February, late summer) when nightly demand softens. Best fit for executive consultants and academic-residency professionals who want walkability.

See Historic District →

Tybee Island Furnished

Off-season MTR (October–February) on properties otherwise running as vacation rentals. 30-day stays here are positioned as a soft-relocation or sabbatical product — guests come for the beach pace, not the commute.

How We Actually Run Furnished 30+ Day Rentals

The reason most landlords fail at MTR isn’t the marketing — it’s the operations. Calendar gaps, mid-stay maintenance, lease enforcement, mid-month payment cycles, insurance-carrier billing, and the in-between moment when one guest is leaving and the next has flexibility on their start date. Sid Was Here runs MTR as its own operating mode, not as a longer Airbnb. Here is how that works in practice.

Calendar Management

We don’t open an MTR property’s calendar more than five weeks past the last known checkout. The reason is straightforward — leaving six months of open availability on a furnished unit invites a six-week booking that creates a gap before and after. We manage the calendar to land back-to-back stays with minimal vacant nights, and we coach guests on small flexibility (one or two days earlier or later) that turns a near-miss into a booking.

Lease Structure

Every MTR stay at Sid Was Here is documented through a lease (or lease addendum, depending on platform). This is a standard medium-term rental lease, not a vacation rental booking confirmation. It sets out term length, monthly rent, utilities, security deposit, early-termination clauses (including military orders-based termination), pet policy, housekeeping cadence, and damage liability. We do not operate on handshakes or platform-only documentation.

Tenant Screening

MTR guests are screened. Background check, employment or contract verification, prior-landlord reference where applicable. For corporate-billed stays, we verify the employer authorization. For traveling medical, we verify the staffing agency contract. For insurance-displacement, we verify the claim and ALE authorization with the carrier directly. This is not how a typical Airbnb works — it is closer to how a long-term lease works, and it is the right model for stays of this length.

Furnishing Standards

Every Sid Was Here MTR unit ships move-in-ready: full kitchen (cookware, dishware, small appliances), linens and towels for occupancy, working internet at minimum 200 Mbps, blackout curtains in bedrooms, a workable work-from-home setup (desk or table with monitor space, ergonomic chair), washer/dryer in unit or building. We replace soft goods on a documented cadence. Properties that fall below standard come off MTR rotation immediately.

Direct Corporate Billing

We accept direct billing from relocation firms (Cartus, SIRVA, Graebel, NEI), corporate HR departments (Hyundai supplier corporate accounts, Gulfstream HR, Big Four expense systems), insurance carriers handling ALE claims, and military-orders-based payment systems. Receipts are issued in formats the audit-trail systems require, not just generic Airbnb-style printouts.

Mid-Stay Service

For MTR stays longer than 60 days, we offer optional mid-stay deep-cleans, HVAC filter swaps, and quarterly maintenance walks. This isn’t a vacation-cleaning model — it is closer to how a managed serviced apartment in a corporate-housing portfolio operates. Guests on 90+ day stays expect this level of service, and it materially affects renewal rates.

What 30+ Day Furnished Stays Actually Cost — and Why

Furnished MTR is priced higher per month than unfurnished long-term rent, and lower per night than short-term vacation rentals. The pricing math, unfortunately, is more complicated than that. Here is the honest version.

The Furnishing Premium

A furnished property typically commands 20–60% more in monthly rent than the same unit unfurnished — depending on the market, the audience, and the furnishing quality. The wider range matters: a Savannah Quarters 3-bedroom that rents unfurnished for $2,800/month does not necessarily MTR for $4,200. It might MTR for $3,400 — or $4,500 — depending on whether a Hyundai supplier engineer or a traveling nurse is the marginal renter that month.

Utilities, Internet, and Housekeeping

MTR pricing is almost always all-inclusive. Electricity, water, internet, basic streaming, trash, lawn care, and (on some properties) optional weekly housekeeping are baked into the monthly rate. We disclose this clearly in every quote. Bills do not get split or chased. This is one of the operating differences that makes MTR work — guests don’t want to set up a Comcast account for a 90-day stay.

Security Deposit Structure

Most Sid Was Here MTR leases require a refundable security deposit equivalent to one month of rent, plus a one-time professional cleaning fee at checkout. For corporate-billed stays, this is sometimes waived or replaced by a corporate guarantee. For insurance-displacement stays, the carrier’s authorization letter often replaces the deposit.

Length-of-Stay Discounts

Stays of 90+ days typically receive a discount off the 30-day quoted rate, in the range of 5–15%, because the operational cost (turnover labor, marketing, screening) amortizes over more nights. Stays of 180+ days usually trigger an additional discount and a fixed pricing lock — meaning we don’t reprice mid-stay.

Why the Cheapest MTR Quote Is Often the Most Expensive

If a competitor quotes you significantly below market for a furnished 60-day stay, ask three questions: Is the property licensed for short-term occupancy in its jurisdiction? Is the lease enforceable and screened, or is it a platform-only booking with no recourse? Is the furnishing professional-grade or filled with thrift-store filler that won’t survive 60 days of use? The race-to-the-bottom MTR providers in coastal Georgia churn through properties because they don’t run the operations. We do.

Frequently Asked Questions About 30+ Day Furnished Rentals

What’s the minimum stay length for a Sid Was Here medium-term rental?

30 days. Stays shorter than 30 days are handled through our short-term vacation rental program (Airbnb, VRBO, direct booking) when the property is licensed and located in an STR-eligible zone.

Are utilities and internet included in the monthly rate?

Yes. Electricity, water, internet (minimum 200 Mbps), trash, lawn care, and basic streaming are included on virtually every Sid Was Here MTR property. Optional weekly housekeeping is available as an add-on.

Does Sid Was Here accept direct corporate billing for relocation packages?

Yes. We bill directly to relocation firms (Cartus, SIRVA, Graebel, NEI), corporate HR departments, insurance carriers handling ALE claims, and military-orders-based payment systems. Audit-trail-grade receipts are issued in the format the corporate system requires.

What’s the difference between a medium-term rental and a long-term rental?

MTR is furnished, includes utilities and internet, runs 30 days to 12 months, and uses a lease structured for transient professionals. LTR is typically unfurnished, requires the tenant to set up utilities, runs 12+ months, and uses a standard residential lease. The audience is different and the operating model is different.

Do I need a license or special permit to operate an MTR in Savannah, Pooler, or Richmond Hill?

30+ day stays are generally outside the scope of short-term rental ordinances in Savannah (STVR), Tybee Island, and Bryan County (which contains Richmond Hill). However, MTR is still subject to Georgia’s standard residential rental laws, fair-housing rules, and local business-licensing requirements. Sid Was Here operates as a licensed Georgia real estate brokerage and handles compliance for owner-clients.

Will Sid Was Here screen MTR tenants the way you screen long-term tenants?

Yes. Background check, employment or contract verification, prior-landlord reference where applicable, and corporate or staffing-agency authorization for corporate-billed and traveling-medical stays. We do not operate MTR on a no-screen Airbnb model.

What happens if my work contract is canceled mid-stay?

Most Sid Was Here MTR leases include an early-termination provision (typical for traveling medical and military PCS audiences) tied to documented orders cancellation, contract cancellation, or insurance-claim termination. Specific terms are negotiated up front based on the audience.

Who actually wrote 30-Day Stay?

30-Day Stay: A Real Estate Investor’s Guide to Mastering the Medium-Term Rental was co-authored by Julie Gates, Sarah Weaver, and Zeona McIntyre, and published by BiggerPockets Publishing on December 6, 2022. Julie operates Sid Was Here, manages the medium-term rental program described on this page, and applies the operating systems from the book to coastal Georgia inventory.

Why Book a 30+ Day Furnished Rental Through Sid Was Here

Co-Authored the Reference Book

Julie Gates is one of three co-authors of 30-Day Stay: A Real Estate Investor’s Guide to Mastering the Medium-Term Rental, published by BiggerPockets Publishing in December 2022. The book is the most-cited reference text on operating furnished 30+ day rentals as a strategy. The systems Sid Was Here runs in coastal Georgia are the same systems described in the book — applied at scale, with a local broker license behind them.

A Real Brokerage, Not a Platform

Sid Was Here is operated through Julie Gates’s RE/MAX Coastal Empire brokerage in Richmond Hill — a licensed Georgia real estate brokerage. Your manager and your broker are the same person. That distinction matters when MTR leases need to be enforceable, when corporate-billing audit trails need to clear, when insurance-displacement claims need carrier-side documentation, or when a tenant dispute escalates. Furnished Finder and Airbnb cannot do those things. We can.

Built for Coastal Georgia’s Real Audience Mix

The MTR audience in coastal Georgia is unusually layered: Hyundai supplier ramp-up teams in Bryan County, Gulfstream relocations in Pooler, Memorial Health traveling nurses across midtown Savannah, Fort Stewart and Hunter AAF military PCS families bridging home transitions, insurance-displacement homeowners across the entire metro, and corporate audit consultants in the Historic District. We have a property and a system for each. National platforms have inventory; we have audience-specific operations.

Own a Property You’re Considering for MTR? Talk to the Co-Author First.

The Hyundai Metaplant ramp-up, the Gulfstream hiring cycle, traveling medical demand, and military PCS volume have made coastal Georgia one of the strongest MTR markets in the Southeast. That’s the good news. The bad news is that most owner-investors who try to run MTR themselves underestimate the operational complexity, mis-furnish the property, list on the wrong platforms, and end up with calendar gaps and broken systems by month four. Sid Was Here can run MTR for your property under a real management agreement — or we can consult on whether your property is even a good MTR candidate before you commit. Julie literally co-wrote the book; let’s start there.
