1. What is your management fee for long-term rentals?

Our property management fee is 10% of the monthly rent collected. This rate covers every part of managing your rental — from tenant communication to maintenance coordination. With Sid Was Here Property Management, you enjoy a stress-free, hands-off experience while your investment works for you.

2. Are there any up-front costs to get started?

No. There is no onboarding fee. Photographing your home, putting up a lockbox and yard sign, and getting it listed and rented as quickly as possible are all included at no charge.

3. What services are included in your property management package?

We handle everything for you, including:

– Marketing & Tenant Placement: Listing your property, screening tenants, and securing quality, long-term renters.

– Rent Collection: Ensuring timely rent payments with clear financial reporting.

– Maintenance Coordination: Handling all maintenance requests and coordinating with trusted vendors.

– Inspections: Conducting routine property inspections to ensure tenant compliance and property upkeep.

– Providing detailed monthly statements for income and expenses using App Folio.

4. How do you market my property to find tenants?

We market your property through RE/MAX’s extensive network, ensuring maximum exposure to potential tenants. This includes professional photography, listing on major rental websites through the Savannah Multilist/MLS, which pushes out to Zillow and other major web sites. We also Leverage our local connections to attract qualified renters quickly.

5. How do you screen tenants?

We have a rigorous tenant screening process that includes:

– Credit checks

– Employment and income verification

– Rental history review

– Background checks

This process ensures we place responsible, reliable tenants in your property.

6. How are maintenance and repairs handled?

We coordinate all maintenance and repairs on your behalf. For minor issues, we aim to resolve them quickly and cost-effectively with trusted vendors. For larger repairs, we’ll obtain your approval before proceeding and keep you informed every step of the way.

7. How often are property inspections conducted?

We conduct:

– Move-in/Move-out Inspections: To document property condition at the beginning and end of a lease.

– Routine Inspections: Scheduled mid-lease inspections to ensure the property is well-maintained.

8. How do you handle rent collection and late payments?

We ensure rent is collected on time through a streamlined, automated process. If a payment is late, we handle follow-ups promptly in accordance with the lease agreement and applicable laws. 

We handle all evictions and charge the tenants for the fees.

9. Will I receive financial reports?

Yes, you’ll receive clear and detailed monthly financial statements showing rent collected, expenses paid, and any maintenance costs. Annual statements are also provided for tax purposes.

Most property managers work Monday-Friday 9-5. Sid Was Here is available for you and your tenants 7 days per week.

11. How do I get started?

Getting started is simple! Contact us for a free property consultation, and we’ll walk you through the process to set your property up for success.

We can get your property up and running within a day or two if it’s ready to go and you have photos.

12. I live out of state, is that an issue?

Many of our property owners live out of state. Many of those have never seen their property in person. 

Sid Was Here can handle large and small maintenance/rehab tasks. We also have the staffing to manage cleaning and lawn care to assure that your home is ready for tenants.

13. Do you charge a lease up fee?

If we acquire a new tenant for your property, there is a one time $250 lease up fee.

If your property already has a tenant, there is no lease up fee. We simply take over the management and begin collecting rent for you. We typically prefer to do this right after rent is collected for the current month so that we have a few weeks to prepare your tenant for the new rent collection system.

14. Do you charge a fee each time the current lease extends?

Sid Was Here was built FOR real estate investors, BY real estate investors. We keep the management fees at a minimum so that you can buy more properties and hand them over for management.

We do not charge a lease renewal fee. If the tenant wants to continue after the 12 month lease expires, we increase the rent and continue the management with zero stress to you or your tenant.

15. What types of properties do you manage?

Sid Was Here manages single family homes, small and large multifamily properties and commercial real estate. We also manage a self storage facility. 

We love property management, and we have experience with many different asset classes. Our team is made up of real estate investors who are focused on steady streams of income for our owners.

16. Can you help me switch from my current property manager to Sid Was Here?

Absolutely. The only thing we need you to do is notify your current property manager in writing that you will be leaving. We will take it from there.

We prefer to take over existing tenants right after the current manager collects rent. That gives us 2-3 weeks to notify your tenant(s) of the change and get them set up to pay rent through our system.

17. How does Sid Was Here collect rent?

Sid Was Here uses App Folio to screen tenants and collect rent. We prefer to collect rent through a monthly auto debit to your tenant’s bank account. 

We are able to take cash payments for rent through App Folio’s PayNearMe system. Tenants can go to Walmart, CVS, 7-Eleven or other locations with their personal QR code. Once they scan the code and hand over the cash, the rent comes to us digitally.

We will also ACH your money through App Folio into your bank account. The entire process is seamless and stress free.

18. How long do evictions take in Georgia?

Sid Was Here has handled evictions of all kinds. 

If your tenant fails to pay within 4 days, a late fee is applied. They cannot pay rent without first paying the late fee.

On the 7th day of the month, your tenant will receive a Pay or Quit Notice.

If the tenant still has not paid rent by the 15th, the tenant is charged the eviction fee and the eviction process is begun with the court system.

Typically, when the sheriff shows up to notify the tenant that they are about to be removed from their home, this gets them to pay. In rare cases, the tenant does not pay and Sid Was Here will represent you in court and through the removal process.

If the tenant stays all the way through the process, evictions typically take a maximum of 60 days.

19. How much do you charge for a one time tenant placement?

The charge would be one month’s rent. We would photograph and market the home, background check and place the tenant.

20. Do you discount onboarding fees if I have a multifamily property?

Yes. Please reach out to us for exact pricing. It is dependent on the number of units.

22. What condition does my property need to be in for Sid Was Here to manage it?

We only take on well-maintained, quality homes. Properties must be move-in ready, free from major deferred maintenance, and in desirable rental areas. This ensures we attract and retain reliable tenants who care for your investment.

23. Do you manage Section 8 or government-subsidized rentals?

No. Sid Was Here does not manage Section 8 or government-subsidized housing. We specialize in market-rate rentalsthat produce stable, long-term cash flow for owners and attract high-quality tenants.

24. What types of tenants do you place in our rentals?

We focus on qualified, stable tenants who meet strict screening requirements (credit, income, rental history, background checks). Our goal is to place tenants who treat your property like their home — reducing turnover, damage, and missed rent.

25. Do you help owners keep rent at market rates?

Yes. Each year we conduct a market rent review and recommend adjustments to keep your property competitive. This protects your long-term returns while balancing tenant retention.

26. Can you help me if I own multiple long-term rentals?

Absolutely. We manage single-family homes, small multifamily properties, and portfolios. For multifamily owners, we streamline operations, consolidate reporting, and may offer onboarding discounts.
