Book Direct in Savannah: What Airbnb’s September Fee Change Actually Costs You

Book direct Savannah vacation rental on the Sid Was Here booking site instead of Airbnb or Vrbo
Book direct Savannah vacation rental Sid Was Here booking page

Every vacation rental company in America has spent a decade telling travelers the same thing: book direct and skip the platform’s guest service fee. As of September 15, 2026, that sentence is no longer accurate on Airbnb. The fee did not go away — it moved off the checkout screen and into the nightly rate, where you cannot see it. Below is what three nights in Savannah actually costs on each channel right now, which tax lines are identical no matter what you do, and the honest answer to when a book direct Savannah vacation rental saves you nothing at all.

Savannah’s Historic District. The taxes are the same wherever you book; the platform cut is not.

Key takeaways

  • Airbnb finished retiring its split-fee model on September 15, 2026. Guests no longer see a separate service fee at checkout — the roughly 15.5% platform cut is now charged entirely to the host and, in most cases, built into the nightly rate you are quoted.
  • The fee did not disappear. It became invisible. A traveler comparing an Airbnb rate to a direct rate in 2026 is no longer comparing the same underlying number.
  • Vrbo still itemizes a guest service fee, generally in the 6% to 15% range on a sliding scale that hits short, lower-dollar stays hardest — exactly the weekend trips most people book in Savannah.
  • Lodging taxes are identical no matter where you book. Inside Savannah city limits that is 7% sales tax plus an 8% hotel/motel excise plus Georgia’s $5 per night state fee. On Tybee Island the excise is 7%, not 8%.
  • On a modeled three-night Savannah stay where the operator nets $1,000, the all-in guest cost runs about $1,165 direct, $1,376 on Airbnb, and $1,395 on Vrbo.
  • A book direct Savannah vacation rental is not automatically cheaper. If an operator runs one identical rate across every channel, the savings go to the operator, not to you. The only reliable test is the all-in total at checkout.
  • Sid Was Here holds Airbnb Superhost status, and the cleanliness subscore is the review metric our team manages to hardest. Those standards apply to direct bookings at the same properties.

The book-direct pitch you have been reading since 2015 expired this month

For most of Airbnb’s history the platform split its cut two ways. The host paid roughly 3% and the guest paid a separate service fee, generally in the 14% to 16.5% range, added at checkout on top of the listed price. That structure is what produced the familiar experience of a $200 nightly rate turning into a materially larger number the moment you clicked through to pay — and it is what made “book direct and skip the fee” such an easy argument to make.

Airbnb began retiring that model in late 2025 and finished the job this year. Hosts connected through property management or channel management software were converted in April 2026. Everyone else outside the European Economic Area had a hard deadline of September 15, 2026, with European hosts following on October 13. Under the replacement structure there is one service fee of about 15.5%, it comes entirely out of the host’s payout, and the guest sees no separate Airbnb service charge at all.

The fee did not disappear. It moved into the nightly rate, where you cannot see it.

Airbnb’s stated goal is cleaner pricing, and on that narrow point it succeeded — the number you see in search is much closer to the number you pay. But the economics did not change for anyone. An operator who wants to net what they netted before has to raise the listed rate by roughly 18.3%, because the fee is calculated on the final price rather than on the payout. Most professional operators have done exactly that. Which means the price you are now quoted on Airbnb has the platform’s cut baked into it, and you have no way to see how much.

Vrbo works differently and still shows its work. Hosts there pay roughly 8% — a 5% commission plus 3% payment processing — and the guest pays a separate service fee at checkout, generally between 6% and 15% of the reservation subtotal. That fee runs on a sliding scale: the larger the booking, the lower the percentage. A two-night weekend in a Savannah row house sits at the expensive end of that curve. A two-week beach house rental sits at the cheap end.

What a book direct Savannah vacation rental actually costs, channel by channel

Here is the same house, the same three nights, the same operator, modeled three ways. The assumption holding it together is that the operator nets $1,000 on the room and cleaning charges in every scenario — because no operator prices a channel at a loss, and understanding what they have to charge to clear the same number is the whole point.

Line itemBook directAirbnbVrbo
Nightly rate plus cleaning, as quoted to you$1,000$1,183$1,087
Platform fee added at checkout$0$0 (inside the rate)$130
Georgia + Chatham sales tax (7%)$70$83$76
Savannah hotel/motel excise (8%)$80$95$87
Georgia state hotel-motel fee ($5/night)$15$15$15
What you actually pay$1,165$1,376$1,395
Modeled figures, rounded. Airbnb column assumes a 15.5% host fee grossed up so the operator nets $1,000. Vrbo column assumes 8% in host-side costs plus a 12% guest service fee, which is mid-range on Vrbo’s sliding scale. Your actual numbers will move with the property, the dates, and how each operator prices each channel.

The spread is roughly $210 to $230 on a $1,000 booking. That is not a rounding error and it is not a marketing number — it is the platform’s cut, plus the tax charged on top of the platform’s cut, which is the part almost nobody accounts for. Because Georgia lodging taxes are calculated on the accommodation charge, a rate that has been grossed up to absorb a 15.5% platform fee also generates about 15.5% more tax. You pay a percentage of a percentage.

The tax lines are identical everywhere, and no one can discount them

Inside Savannah city limits, a stay of 30 nights or fewer carries three separate government charges. Georgia’s 4% state sales tax and Chatham County’s 3% local sales tax combine to 7%. The City of Savannah levies an 8% hotel/motel excise tax, raised from 6% effective September 1, 2023, and it applies to short-term vacation rentals exactly as it applies to hotels. On top of both sits Georgia’s $5 per night state hotel-motel fee.

Those charges are the same whether you book on a platform, book direct, or call the owner on the phone. If a listing looks like it has somehow avoided them, it has not — it simply has not shown them to you yet.

When a book direct Savannah vacation rental does not save you a dollar

This is the part the rest of the industry leaves out. If an operator runs one identical rate across every channel and eats the platform fee out of margin, then a book direct Savannah vacation rental saves you nothing. The savings go to the operator. That is a legitimate business decision and plenty of good companies make it, but it means the blanket claim that direct is always cheaper is simply false.

There are two other cases where the platform wins. Airbnb and Vrbo both run promotional discounts an individual operator may not be able to match on a given weekend. And any operator who has not repriced for the September change is, at least temporarily, quoting an Airbnb rate that is now below their direct rate.

Do not trust anyone’s claim about savings, including ours. Run both checkouts to the final all-in total and read the number at the bottom.

Tybee Island runs on a different tax stack and a much tighter supply

Tybee is fifteen miles from downtown Savannah and operates under its own ordinance. The city levies a 7% local lodging excise tax rather than Savannah’s 8%, while the 7% combined state and county sales tax and the $5 nightly state fee stay the same. On a $1,000 booking, that works out to roughly $10 in Tybee’s favor. Real, but not a reason to choose one over the other.

Supply is the more consequential difference. Tybee requires a short-term vacation rental certificate, has closed several residential zoning districts to new certificates entirely, and has been litigating the constitutionality of its ordinance for years. The practical effect for a traveler is that Tybee inventory is finite in a way that Savannah’s is not, and the good beachfront houses for a summer week are frequently spoken for months in advance. When a cancellation releases one, it often reappears on the operator’s own booking engine before it repopulates across the platforms.

What you are actually buying with a book direct Savannah vacation rental

Price is the argument everyone leads with because it is the easiest one to make. It is not the most important one.

The inventory you cannot see from a platform search

Platform inventory is a subset, not a catalog. Newly onboarded homes take time to populate. Some owners keep specific properties off public marketplaces entirely. Cancellation windows release dates that appear on the operator’s own engine first. If you have searched Savannah on two platforms and not found the right house for your dates, you have not actually searched Savannah — you have searched two slices of it. The full Sid Was Here portfolio, including Tybee and pet-friendly properties, is at booking.sidwashere.com.

Standards that were earned on the platforms and apply everywhere

Sid Was Here holds Airbnb Superhost status, which is not a badge you buy — it requires sustained performance on overall rating, response rate, cancellation rate, and completed stays, reviewed quarterly. Within the review scorecard, cleanliness is the subscore our team manages to hardest, because it is the one that most reliably predicts whether a guest ever comes back. The relevant point for a direct booking is that none of it changes based on where the reservation originated. Same properties, same housekeeping standard, same team.

A phone number answered by someone in Chatham County

When a lockbox jams at 10 p.m. or the air conditioning quits in August, the useful thing is not a chat interface — it is a local operator who knows which of these hundred-year-old houses has a temperamental breaker panel and can get someone there. Booking direct puts you in a contractual relationship with that operator rather than with a mediation queue.

Groups, girls’ getaways, and anything with more than four people on the reservation

Savannah is a bachelorette, birthday weekend, and girls’ trip market, and group bookings are where the arithmetic and the logistics both get worse on a platform. Vrbo’s sliding-scale guest fee is at its steepest on the short, mid-priced reservations these trips generate. Meanwhile the things that actually determine whether the weekend works — parking for three cars in a historic district with no driveways, an early check-in because two of you land at 11 a.m., splitting the payment across four people, confirming the house genuinely sleeps eight adults rather than eight bodies — are conversations, not filters. Have them with a person before you pay.

How to compare like an operator: six steps

  1. Run both checkouts all the way to the final screen. Do not compare nightly rates. Compare the all-in total with taxes and fees, for your exact dates and party size. It takes four minutes and it is the only comparison that means anything. Our Savannah STR fee calculator will run the same math for you.
  2. Look for the platform service fee line. If you are on Airbnb and there is no separate service fee shown, you are on the new structure and the fee is inside the nightly rate you were quoted. On Vrbo it will still be itemized.
  3. Isolate the cleaning fee. Every platform charges commission on it, and it is often the difference between two otherwise identical quotes. A $400 cleaning fee on a three-night stay is $133 a night that has nothing to do with the house.
  4. Confirm the tax lines are present. In Savannah you should see roughly 15% in combined tax plus $5 per night. If your quote is materially lighter than that, ask why before you pay.
  5. Check the operator’s own site for the same dates. If the property is professionally managed, the manager almost certainly has a direct booking engine. Search the property name or the neighborhood.
  6. Verify who you are actually booking with. A licensed local company with a physical address, a written rental agreement, and a verifiable review history is a different proposition from an anonymous listing in a Facebook group. Booking direct is only as safe as the operator you book with.

Frequently asked questions

Is a book direct Savannah vacation rental actually cheaper than Airbnb in 2026?

Usually, but not automatically. Since Airbnb moved to a single host-paid service fee, most operators have raised their listed nightly rates to absorb roughly 15.5% — which means the platform cost is now sitting inside the price you are quoted rather than appearing as a line item. A book direct Savannah vacation rental rate that has not had that markup applied will come in lower. The only way to confirm it is to run both checkouts to the final all-in total, taxes included.

What happened to the Airbnb guest service fee?

Airbnb consolidated its old split-fee structure into one fee charged entirely to the host. Software-connected hosts moved over in April 2026, and the remaining hosts outside the European Economic Area were required to convert by September 15, 2026. Guests booking under the new structure see no separate Airbnb service fee at checkout.

Does Vrbo still charge guests a service fee?

Yes. Vrbo continues to add a guest-side service fee at checkout, generally somewhere between 6% and 15% of the reservation subtotal. It works on a sliding scale, so the percentage tends to be highest on shorter, lower-dollar reservations and lower on long or expensive ones. A two-night Savannah weekend sits at the expensive end of that curve.

What taxes will I pay on a Savannah vacation rental?

Inside Savannah city limits, a stay of 30 nights or fewer carries 7% combined state and Chatham County sales tax, an 8% city hotel/motel excise tax, and Georgia’s $5 per night state hotel-motel fee. Those apply identically whether you book on a platform or direct. Nobody can discount them for you, and any listing that appears to have left them out has simply not shown them to you yet.

Are Tybee Island taxes different from Savannah’s?

Slightly. Tybee Island levies a 7% local lodging excise tax rather than Savannah’s 8%. The 7% state and county sales tax and the $5 per night state fee are the same. On a $1,000 booking that difference is about $10 — real, but not the reason to choose one over the other.

Do I lose protection if I book direct instead of through a platform?

You trade platform-administered dispute resolution for a direct contractual relationship with a licensed local operator. Book direct with a company that has a physical Savannah presence, a real rental agreement, verifiable review history on the platforms, and a phone number answered by someone in Chatham County. Booking direct with an anonymous listing you found in a Facebook group is a different risk entirely, and not one worth taking.

Why do some properties never show up on Airbnb or Vrbo?

Platform inventory is a subset, not a catalog. Newly onboarded homes, owner-blocked dates that later reopen, properties an owner prefers to keep off public marketplaces, and last-minute availability released inside a cancellation window frequently exist only on an operator’s own booking site. In a supply-constrained market like Tybee Island, where the city has closed several residential districts to new short-term rental certificates, that gap is worth checking.

Before you book your Savannah trip

The fee structures will keep moving. The taxes will keep going up. What does not change is that the person who owns the relationship with the house is the person who can actually help you when something about your trip needs help. If you are looking at dates in Savannah or on Tybee, every book direct Savannah vacation rental we manage is listed with live availability at booking.sidwashere.com, and the neighborhood-by-neighborhood breakdown of where to stay is in our Savannah visitor guide — including our take on why City Market is the strongest location for a short-term rental, what makes a rental work for a romantic getaway, and how to fit a large group under one roof.

Compare our all-in total against whatever the platforms are quoting you. If theirs is lower for your dates, book theirs — we would rather you stay in the house than win the argument. If you want a person to walk your dates before you commit, reach us here and we will walk your dates with you.
